When vetting a surveyor, look for these letters after their name:
The highest RICS grade. Awarded to surveyors who have made a significant contribution to the profession. Extensive experience — typically 10+ years as a Chartered Surveyor.
The main professional grade. Achieved after passing the Assessment of Professional Competence (APC). All residential surveyors should hold at least this grade.
A lower entry grade. Associate members can carry out surveys under supervision but should not lead complex structural inspections independently. For a residential survey, prefer MRICS or FRICS.
Not necessarily. National firms offer consistency and branding, but individual local surveyors often have deeper knowledge of their specific area — particularly important for older properties, regional build styles, and local ground conditions. Either can be excellent; use qualifications and reviews to judge, not firm size.
Solicitors sometimes refer to preferred surveyors, and like estate agents, they may receive a referral fee. Ask your solicitor to confirm whether they have a financial relationship with the firm. Then verify the recommendation against the criteria above before deciding.
