In the weeks or months between your initial title investigation and completion, several things can change that would affect your purchase:
The seller could become bankrupt or enter insolvency — meaning they no longer have the power to sell
A lender could register a new charge or mortgage against the property
A court could register a restriction or caution on the title
A scam seller could attempt to defraud you of your purchase funds

The Three Main Pre-Completion Searches
OS1 / OS2
Land Registry Official Search
The most important pre-completion search. An OS1 is used for whole-title purchases; an OS2 for part-title (e.g. buying part of a field or plot). It:

Reveals any new charges, restrictions, or cautions registered since the title was last checked
Provides a 30-business-day priority period during which no new entry can jump ahead of your registration

Run against the buyer(s) and, where relevant, the seller(s):
K16: Full search of the Land Charges Register against a named individual
K17: "Bring Down" or priority search — confirms no new entries since the original search
The search checks for bankruptcy petitions and orders — if a seller is bankrupt, the sale is void

Do pre-completion searches apply to the seller too?
The bankruptcy search (K16) is run against the seller's name to ensure they are not bankrupt. The OS1 search checks the title registered in the seller's name. Company searches apply when the seller is a corporate entity.
