SDLT Key Facts

📅 When is SDLT paid?

SDLT is due within 14 days of completion. Your solicitor files the return and pays HMRC on your behalf from the completion funds.

🏠 Additional property surcharge

If you own any other residential property worldwide, the 3% surcharge applies from £1. This includes BTL, overseas property, and inherited property.

🔄 Refunds available

If you paid the additional property surcharge but sell your main home within 3 years, you can claim a refund of the 3% surcharge from HMRC.

🎓 First-time buyer definition

You qualify as a first-time buyer if neither you nor anyone buying with you has previously owned a residential property anywhere in the world.
