Wales has devolved its own property purchase tax, health services, and some areas of law. Here's what changes when you move across the border — from Land Transaction Tax to Welsh NHS registration.
When you buy a property in Wales, you pay LTT to the Welsh Revenue Authority (WRA) — not SDLT to HMRC. The rates and bands differ:
| LTT Band (Residential) | Rate | SDLT Comparison |
|---|---|---|
| Up to £225,000 | 0% | 0% up to £250,000 in England |
| £225,001–£400,000 | 6% | 5% on £250k–£925k in England |
| £400,001–£750,000 | 7.5% | 5% in England |
| £750,001–£1,500,000 | 10% | 10% in England |
| Above £1,500,000 | 12% | 12% in England |
A 4% surcharge applies on top of LTT rates if you are buying an additional residential property (second home / buy-to-let).

No — unlike Scotland, Welsh property law follows English property law closely. An English solicitor can act on a Welsh purchase. However, they must be familiar with LTT (the Welsh equivalent of Stamp Duty) and file returns with the Welsh Revenue Authority, not HMRC. Many buyers use Welsh-based firms for local knowledge.
Many Londoners have found Wales offers excellent value. Cardiff is only 2 hours from London Paddington by train, yet house prices are roughly half of London's. Wales has stunning countryside, coastline (including some of the UK's best beaches), and a growing tech and creative sector in Cardiff.
No — Welsh is an official language, but most public services are available in English. You won't need to speak Welsh to live or work in Wales. Some areas (particularly North and West Wales) are Welsh-speaking communities. Road signs are bilingual throughout Wales.
